Texas-based Decathlon Tiny Homes is no stranger to our coverage, and while surfing their product catalogue today, we stumbled upon one of its earlier creations, the Jay tiny house on wheels. The mobile home caught our attention for one reason alone: a private main-level bedroom that actually sleeps two, which is not something you see often at this size and price point.
To put that into perspective, the Jay tiny house measures 24 feet long, 8.6 feet wide, and is priced at $79,500. Given the size and the price, the main-level bedroom can be considered a luxury, to say the least. So much so, when it was one of the earliest designs by Jerry Terry and his team.
Poised on a double-axle trailer, the Jay tiny house comes with F-WAVE roofing and smart siding with a painted exterior finish. For buyers who want more character on the outside, Decathlon offers tongue-and-groove cedar exterior cladding as an add-on, ranging from $4,950 to $6,800 depending on the version, along with cedar accent options.
Visitors can access the interior via an outswing exterior door. Inside, the tiny house features a living room, kitchen, bedroom, and bathroom. There’s a dedicated living area separate from the kitchen and sleeping space, giving the Jay a more conventional home layout than a lot of tiny builds in this size range. The living room is outfitted with a sofa, which is quite a surprise, considering Decathlon Tiny Homes doesn’t use furniture in its living room.
The kitchen is fully equipped for daily use. It is outfitted with cabinets topped by butcher-block countertops, a two-burner cooktop, a microwave, and a refrigerator. Other features include sink and washer/dryer connections. The 12,000 BTU mini-split handles heating and cooling, while the 30-gallon water heater supplies hot water with a tankless unit available as an upgrade.
Speaking of upgrades, the Jay tiny house offers plenty. This ranges from stone countertops and a farm sink to a tile backsplash and a folding bar top. Not to mention, an under-counter electric oven that lets buyers push the kitchen closer to a full residential setup.

The Jay tiny house’s most practical feature is its ground-floor bedroom, which sleeps two on a custom bed platform with integrated storage drawers underneath. The bedroom also includes a custom wardrobe with drawers. A sliding barn door keeps the space organized and private. The Jay tiny house also features a loft. This is not ideal for sleeping, but can help house home essentials.
Underneath the loft is the bathroom with a one-piece standard flush toilet and a threshold shower, along with a bathroom sink and vanity. Buyers who prefer an off-grid setup can swap the standard toilet for a composting unit. Additional features include a washer/dryer combo, retractable ceiling fan, Fandelier, and convection microwave combo. Like most mobile homes in the US, the Jay tiny house garners power via a standard RV-style hookup.
