Columbus-based tiny house design and construction company Modern Tiny Living (MTL) continues to push the boundaries of mobile living. The company has designed numerous tiny homes to date and is still going strong. Therefore, it is only fair to introduce you to one of the MTL’s most talked-about models, the Kitty Hawk tiny house.

If I have to summarize the micro-dwelling in one line, I would say Kitty Hawk is a diminutive tiny house with big amenities. Measuring in at a modest 20 feet, the Kitty Hawk is built on a double-axle trailer ensuring mobility and stability. The tiny home is finished in durable brown-and-white theme exterior with LP Vertical Smart Siding and a steel roof. The makers have also installed a storage box in the exterior that offers convenient space for outdoor gear.

On contrary to the robust and solid exterior, the Kitty Hawk’s interior features luxury vinyl plank flooring and PVC interior walls. Unlike other models by MTL tiny houses that feature an elevated living room, Kitty Hawk has a non-elevated living area with a single bookcase and a U-shaped seating area featuring four drawers that seamlessly converts into a bed for additional sleeping space.

A little ahead is the custom staircase with built-in storage that leads to the large king loft, providing a cozy retreat for restful nights. Together, the loft and the living room sleep a minimum of three people combined.

At the heart of the Kitty Hawk tiny house is its simple yet functional kitchen, featuring custom cabinetry in a cheerful canary yellow hue. It includes butcher block countertops that offer ample workspace for culinary endeavors, while a 31-inch stainless steel undermount sink makes cleanup a breeze. Though lacking in cooking appliances, the kitchen is equipped with a mini-fridge, catering to basic storage needs.

The tiny house has a compact bathroom opposite the kitchen. It boasts a fiberglass shower with a glass door and a standard flush toilet. Other features include floating shelves that offer space for toiletries, while a custom sliding barn door adds a rustic touch. Although lacking a vanity sink, the bathroom provides essential amenities for daily living.

Despite its compact size, the Kitty Hawk doesn’t compromise on comfort. A ductless mini-split ensures optimal heating and cooling, while a gas propane water heater by PrecisionTemp delivers on-demand hot water. If you’re seeking a full-time residence or a weekend retreat, the Kitty Hawk tiny house by Modern Tiny Living offers a captivating blend of style and functionality. Since it is based on the builder’s Point model (which is priced at $85,000), the Kitty Hawk is well below the $100,000 mark.
