North Carolina-based builder Tiny Life Homes has a beautiful gaggle of luxury tiny houses under 400 square feet with many offering covered outdoor spaces. One such model is the 38-foot-long and 13-foot-wide Sipsey tiny house with a covered porch. The Sipsey tiny house packs a ground-floor bedroom, a giant loft, a complete kitchen, a snug living room, and a full bathroom with a laundry station.

Embracing an open floor plan with well-assigned living areas, the Sipsey makes the most of its limited space. The 10-foot-long and 13-foot-wide covered porch comes with railings and is the perfect spot to enjoy evening coffee while admiring the sun going down in all its glory.

A glass door opens into the living room. The living room has a big L-shaped couch, which can be swapped for a convertible bed for additional sleeping space, a coffee table, and a side table.

Facing the living room is a linear kitchen. The kitchen features a two-burner cooktop, an oven, a microwave, a range hood, a dishwasher, quartz countertops, and a refrigerator. There is plenty of room to place a kitchen island. The kitchen also has numerous under-counter and overhead cabinets.

On the other side of the house, a division is created. The space between two hallways is utilized as a dining nook. A television can be mounted on the wall to be viewed from the living room and the kitchen.

One hallway houses a huge bathroom with a separate laundry station and open closets. The other end features the ground-floor bedroom, a closet, and a ladder leading to the loft. The laundry room has a stackable washer/dryer unit and two open closets to store essentials. A pocket door separates the bathroom and laundry area. The bathroom has a big shower stall, a toilet, and a vanity sink.

Another door connects the bathroom to the main-floor bedroom on the other side. The bedroom has a king-size bed, multiple windows, and a closet.

Outside the bedroom, a child-friendly ladder provides access to the gigantic loft. It features plenty of windows to keep the space well-lit and airy. The loft can be a versatile space. It can be a guest bedroom, a Jack and Jill bedroom, or a recreational space.

The Sipsey tiny house (earlier named Berry) can comfortably sleep up to six people in its 398 square feet. Priced at $113,000, the Sipsey would make a perfect family home.
